Where to Live in Ottawa: A Neighbourhood Guide for 2027

Deciding where to live in Ottawa is one of the biggest choices you'll make as a buyer — and with a city this spread out, from downtown high-rises to rural acreages an hour apart, it helps to know how the pieces fit together. Whether you're relocating to the capital, moving across town, or buying your first home, this guide breaks Ottawa down by area, lifestyle, and budget so you can find the neighbourhood that actually fits your life.

How Ottawa is laid out

Ottawa is really a downtown core surrounded by suburbs in every direction, plus a ring of villages and rural land beyond that. The core sits along the Ottawa River and the Rideau Canal. From there, the west end (Kanata, Stittsville) trends toward tech jobs and newer family homes, the south (Barrhaven, Riverside South) is where much of the new construction is happening, and the east (Orléans) offers space and value with a strong bilingual community. The O-Train light-rail network keeps expanding, which is steadily reshaping commutes — Riverside South, for example, joined the line in 2025.

Downtown & Central Ottawa

Best for: professionals, downsizers, students, and anyone who wants to walk to everything.

Central Ottawa is where character homes and condos meet walkable streets, restaurants, and quick transit. The Glebe and Westboro are the marquee neighbourhoods — heritage homes, boutique shopping, and canal or river access, with prices to match. Hintonburg and Wellington Village are the trendy, up-and-coming pockets. If you want the location without the detached-home price tag, Centretown offers a deep range of condos within walking distance of Parliament and the ByWard Market. Old Ottawa South and Old Ottawa East blend family-friendly character homes with a short hop to Carleton University and the canal.

The West End: Kanata & Stittsville

Best for: families, tech workers, and buyers who want newer homes with good schools.

Kanata is the anchor of the west end and home to Kanata North, one of Canada's largest tech parks — so it draws a lot of families who work in the area. Established communities like Kanata Lakes, Bridlewood, and Beaverbrook offer strong schools and a mix of home styles. Just beyond it, Stittsville keeps a small-town Main Street feel while adding plenty of new construction, often at better value than Kanata itself.

Nepean (West-Central)

Best for: buyers who want to be central without downtown prices.

Between the west end and the core, Nepean communities like Bells Corners and Centrepointe are established, mature, and well-located — close to Algonquin College, shopping, and major routes. It's an underrated pocket for solid value on a family home in a central location.

The South: Barrhaven, Riverside South & Findlay Creek

Best for: growing families and buyers who want a newer home with space.

The south end is Ottawa's growth engine. Barrhaven is one of the city's most popular family suburbs — new builds in Half Moon Bay, the golf-course community of Stonebridge, big-box shopping, and schools throughout. Riverside South is booming and now sits on the O-Train, making the downtown commute far easier than it used to be. Findlay Creek is a newer master-planned community with ponds and green space, popular with families looking for newer homes at approachable prices.

Ottawa South: Alta Vista & Hunt Club

Best for: buyers who want mature, central neighbourhoods close to hospitals and the core.

Just south of downtown, Alta Vista and Hunt Club are established, leafy communities with a mix of mid-century and updated homes. They're a favourite for medical professionals — the General and CHEO hospitals are close by — and anyone who wants a settled neighbourhood without a long commute.

The East End: Orléans

Best for: families who want space, value, and a strong community feel.

Orléans is the heart of the east end — a large, family-friendly, proudly bilingual community with communities like Avalon, Chapel Hill, and Cardinal Creek. You generally get more home for your money here than in the west, plus riverfront and Petrie Island nearby. It's a great fit for families prioritizing space and value.

Manotick & Rural Ottawa

Best for: buyers who want land, privacy, and village or estate living.

If you're after space, Manotick is a picturesque village on the Rideau River with executive and estate homes on larger lots. Further out, communities like Greely, Metcalfe, Osgoode, and, to the west, Carp offer acreage and a true country lifestyle — the trade-off being a longer drive to the core.

How to actually choose

Three questions cut through most of the decision:

  1. What's your commute? Where you (and your partner) work narrows the map fast — the LRT lines and the 417 shape daily life more than anything else.

  2. What's your budget, and detached vs. condo? The same budget buys a downtown condo, a Nepean townhome, or a newer detached home further out. Knowing the trade-off you're comfortable with matters more than any single neighbourhood.

  3. What stage of life are you in? Schools and yards matter for families; walkability and low-maintenance living matter for professionals and downsizers.
